A fully fitted kitchen can also be used to create wonderful dinner parties, with all the desired appliances and plenty of space.

From the sitting area glass doors lead out onto a long and sunny private balcony offering incredible views over arguably, the most beautiful of all the Italian lakes. Guests will very much enjoy sipping a glass of wine in the evenings as the sun sets over the dramatic mountain tops and serene lake.

Steps from the open plan room to a charming mansard floor with sloping wooden ceilings and skylight to allow for plenty of light. Here guests will find the master double with stylish low level bed, pine bedside tables and a useful wardrobe ideal for hanging clothes and storing baggage.

A second bedroom is also situated in the property and features a single pine bed perfect for an adult or child and also offering a pine bedside table and wardrobe.

Additional guests can also be accommodated on the double sofa bed which can be found in the living room.

The property offers a modern and newly fitted bathroom which includes a washing machine for guest’s convenience.

From this lovely property guests can reach the outside resident facilities via internal staircase easily, and are able to enjoy the outdoors swimming pool which boasts incredible lake and mountain views and which also provides sun loungers on the poolside terrace, for a lovely place to sit and relax with a good book.

A Resident parking facility is also situated in the residence.

From the hillside village of Perledo guests will be able to reach the romantic medieval town of Varenna in approximately just 8 minutes by car!

This famous golden triangle resort town features a wide Victorian era promenade with cafes and a conveniently placed car and passenger ferry service, which operates frequently throughout the day to beautiful Bellagio with its many shops and cafes, picturesque Menaggio with its Lido and lakeside piazzas and promenade and Cadenabbia which is situated close to Villa Carlotta.

The lakeside promenade and the mountainside road takes visitors to the charming medieval centre of the town, with its charming cobbled streets leading to lake view restaurants and atmospheric wine bars and romantic vistas, a pretty small harbour and also to a variety of boutique shops. The ancient medieval castle of Queen Theodolinda, the famous Queen of the Lombard’s is situated over the town and can be reached by foot along the woodland visitor trail. The historical Villa Monastero with its interesting botanical gardens is also situated nearby and can be reached by foot or car within minutes from the centre of Varenna.

Service Charge

Our one & two weekly service charges are inclusive of final cleaning, bed linen, towels, heating, utilities & air-conditioning (if installed in the holiday property). Tea towels & beach towels are not supplied. If your booking is for more than one week, clean linen & towels will be provided on a weekly basis.

Short Breaks

3 night break - 40% off weekly tariff / 4 night break - 30% off weekly tariff / 5 night break - 20% off weekly tariff / 6 night break - 10% off weekly tariff.

Additional Extras

We offer a range of extra facilities, which are available for hire through our office 'Happy Holiday Homes' in Menaggio: Cot Hire - EU 20 per week, High Chair - EU 15 per week, Push Chair - EU 25 per week, Camp Bed – EU 85 per week, Wi-Fi or USB Internet Stick - EU 35 per week (includes EU 10 consumable credit). Please note that signal and connectivity is not guaranteed and may depend on the strength of the signal in your rental property.

Making a Booking

To make a confirmed booking, you will be asked to fill in our online booking form and pay a 30% deposit by wire transfer or credit card. The remaining holiday balance will then be due 6 weeks before arrival.
